Construction on New Sanford Townhomes to Begin Early Next Year

SANFORD – Lake Monroe Shores Townhomes – a 150-home Henin Group project – is set to close later this year, with construction expected to start the first quarter of 2021.


“We were delayed about six months with the Covid-19 shutdown and the government working from home,” said Jerome Henin, CEO of The Henin Group. He said plans for the nearly 18-acre parcel at 2300 W. First St. have been approved and permitted after being rezoned from industrial to residential.


The Henin Group, which typically focuses on unique luxury neighborhoods and multi-family developments, is hoping Lake Monroe Shores Townhomes will provide reasonably priced starter homes for Seminole County residents. While exact floor plans and square footages are yet to be determined, Henin said the homes – which will begin in the low to mid $200,000s – should be a good fit for everyone from younger first-time homebuyers to larger families.


“Townhomes at this community will have as much as or more square footage than many townhomes and single-family homes offered in Seminole County for $300,000 and up,” Henin explained, adding that the three- and four-bedroom units are slated to start at 1,800 square feet.


The property – along the shores of Lake Monroe – is in a highly desirable area with a hospital, historic downtown Sanford, a lakefront park, employment corridors, and a mall nearby, Henin said.


“These conveniences just add value to the investment in a new townhome here.”
